Premise Properties Ltd. is a privately-owned real estate investment and development company headquartered in Vancouver, British Columbia.
Our raison d’etre is the curation of a high-quality, well located and diversified real estate portfolio which provides strong and growing cash flow and capital appreciation.
We acquire or build multi-family, retail, office, industrial and hotel properties in select Canadian and US markets to hold for the long-term.
Relationships are paramount to us. We highly value our close and long-lasting relationships with business partners, tenants and service providers.
Team
Avtar Bains
President
Avtar founded Premise Properties in 2012 and is responsible for its overall business including the origination and execution of long-term investment strategies and objectives.
Prior to establishing Premise Properties, Avtar spent over thirty years with Colliers International, most recently as Executive Vice President, National Investment Team. During his tenure, Avtar represented clients with particular focus on development and investment properties.
In addition to leading Premise Properties, Avtar currently holds three board positions with Morguard North American Residential REIT, Peterson, and Primaris REIT.

Justin Pollard
Senior Vice President
Justin is responsible for the evaluation of acquisition opportunities, development initiatives and asset management of properties within Premise’s existing portfolio.
Prior to joining Premise Properties, Justin worked in commercial real estate brokerage at Colliers International where he was involved in the analysis, underwriting, and marketing of development land and income producing properties.
Justin earned a Bachelor of Commerce specializing in Real Estate from the University of British Columbia and is a CFA Charterholder.

Jordan Williams, CPA, CA, CFA
Vice President, Finance
Jordan is responsible for all accounting, tax, treasury and finance functions for Premise Properties.
Prior to joining Premise in 2018, Jordan worked in public practice accounting for six years as an assurance manager, where he led audit engagements for privately held and publicly traded companies on the Toronto Stock Exchange and the TSX Venture Exchange.
Jordan graduated from UBC Sauder School of Business with Honours in 2011, earned his Chartered Accountant designation in 2014 and became a CFA charterholder in 2021.

Vanessa Lee
Director, Investments & Asset Management
Vanessa is responsible for leading the execution of Premise’s real estate investment activities, including acquisitions, dispositions, and asset management. She has been directly involved in over $1.3B in commercial real estate transactions.
Prior to joining Premise in 2019, she was an appraiser at Altus Group specializing in institutionally managed retail and office assets across BC. Vanessa holds a BBA (Hons) from Simon Fraser University and a Post-Graduate Certificate in Real Property Valuation from University of British Columbia, and currently serves as a Board Director for CREW Vancouver.
