Premise Properties Ltd. is a privately-owned real estate investment and development company headquartered in Vancouver, British Columbia.
Our raison d’etre is the curation of a high-quality, well located and diversified real estate portfolio which provides strong and growing cash flow and capital appreciation.
We acquire or build multi-family, retail, office, industrial and hotel properties in select Canadian and US markets to hold for the long-term.
Relationships are paramount to us. We highly value our close and long-lasting relationships with business partners, tenants and service providers.
Team
Avtar Bains
President
Avtar founded Premise Properties in 2012 and is responsible for its overall business including the origination and execution of long-term investment strategies and objectives.
Prior to establishing Premise Properties, Avtar spent over thirty years with Colliers International, most recently as Executive Vice President, National Investment Team. During his tenure, Avtar represented clients with particular focus on development and investment properties.
In addition to leading Premise Properties, Avtar currently holds four board positions with Morguard North American Residential REIT, Peterson, Primaris REIT and UBC Properties Trust.

Justin Pollard
Vice President
Justin is responsible for the evaluation of acquisition opportunities and asset management of properties within our existing portfolio.
Prior to joining Premise Properties, Justin worked in commercial real estate brokerage at Colliers International where he was involved in the analysis, underwriting, and marketing of development and investment properties.
Justin earned a Bachelor of Commerce specializing in Real Estate from the University of British Columbia and is a CFA Charterholder.

Katie Lee, CPA, CA
Senior Director
Katie joined Premise Properties in February 2020 and is responsible for asset management and investment evaluation.
Previously, she worked at Brookfield Property Group in Toronto, focused on acquisitions, dispositions, and asset management across various public and private asset classes throughout North America. Before this, she appraised commercial and residential properties at Bentall Kennedy in Toronto and led audit engagements at EY in Vancouver and San Francisco.
Katie earned her Bachelor of Commerce from the UBC Sauder School of Business and holds a Chartered Accountant designation.

Jordan Williams, CPA, CA, CFA
Director, Finance
Jordan is responsible for all accounting, tax, treasury and finance functions for Premise Properties.
Prior to joining Premise in 2018, Jordan worked in public practice accounting for six years as an assurance manager, where he led audit engagements for privately held and publicly traded companies on the Toronto Stock Exchange and the TSX Venture Exchange.
Jordan graduated from UBC Sauder School of Business with Honours in 2011, earned his Chartered Accountant designation in 2014 and became a CFA charterholder in 2021.

Vanessa Lee
Investment Manager
Vanessa is responsible for underwriting real estate investment opportunities, managing due diligence, asset management and property management.
Prior to joining Premise Properties in 2019, Vanessa was an appraiser at Altus Group working with private investors, developers, and institutional clients. Her career began at a boutique commercial real estate brokerage in marketing and leasing.
Vanessa earned her Bachelor of Business Administration (Honours) at Simon Fraser University and her Post-Graduate Certificate in Real Property Valuation (PGCV) at UBC Sauder School of Business. She is also an active volunteer at CREW Vancouver as Chair of the Education Outreach Committee.
